A QCD makes no warranties but simply conveys. A QCD is often used to add, remove or transfer, or correct title.
A Beneficiary Deed specifies who will receive title to Real Estate when the Grantor (owner) dies.
AKA "Limited Warranty Deed" The Grantor (Seller) warrants title against all claims arising ONLY from the Grantors actions.
AKA "Warranty Deed" The Grantor (Seller) warrants title against all claims that may have arisen during or before the grantors ownership.
